As a real estate attorney in Florida, our office is able to originate residential mortgage loans, and we have direct access to the secondary mortgage market. Rather than paying a commission to our office as a broker, our charges are attorneys fees and they are a flat rate. Any "yield spread" premiums that are available on a particular loan and paid by the lender are credited to you on the closing statement, thereby reducing your closing costs. As your attorney, I am representing you in dealing directly with the lender. Since real estate attorneys do not receive a commission, we have no financial interest in helping you choose one particular mortgage over another.
